What does the application and leasing process look like?
Applying to Rev3 at Mill Creek is simple! Browse our available floor plans at www.rev3millcreek.com, select your preferred home, and click Apply Now to begin your online application. Once submitted, our leasing team will review your application and follow up within 24-48 hours. Upon approval, you will sign your lease electronically and pay your move-in costs to secure your home.
How long does it take for an application to get approved?
Most applications are reviewed within 24-48 hours of submission. Our leasing team will contact you with a decision and any next steps.
What all do I need to apply?
To complete your application, you will need:
- A valid government-issued photo ID
- Proof of income (see acceptable income sources below)
- Application fee of $150.00
What income is required to qualify?
Applicants must have a combined household income of at least 3 times the monthly rent. For example, for a $2,395 apartment, a minimum income of $7,185 per month is required.
What is acceptable proof of income?
We accept:
- 60 days of current and consecutive pay stubs from your current employer(s) and two most recent bank statements or brokerage statements
- Most recent tax returns (self-employed)
- Official offer letter on employer letterhead
What happens if I'm approved for an apartment but my roommate is not?
If one applicant is approved and another is not, the approved applicant may qualify individually if they meet income requirements on their own. Please contact our leasing office to discuss your options.
Do you offer short-term leases?
Yes, short-term leases of 6-11 months are available at a premium monthly rate. Contact our leasing office for current availability and pricing.
What lease terms are available?
We offer flexible lease terms ranging from 6 months to 15 months. Current available terms include 12 to 15 months. Contact our leasing office for pricing by term length.
Is there a preferred employer program? If so, who are the preferred employers?
Yes, we offer discounts or incentives for employees of the Athens/Clarke County Police Department, Board of Education, University of Georgia, Athens/Clarke County Emergency Services, and more. Contact our leasing team to learn more about your exclusive benefit.
What is the notice requirement to terminate my lease?
A written notice of at least 60 days is required prior to your move-out date. Please refer to your lease agreement for full details.
What is your move-in process?
On move-in day, you will use our self-guided move-in process or meet our team to pick up keys, complete a home condition checklist, and review community guidelines. All move-in costs must be paid in full before keys are released. Return your inspection form within 24-48 hours.
What is your move-out process?
Before moving out, please schedule a walkthrough, return all keys and garage remotes, and ensure the home and yard are in their original condition. Deposit processed within 30 days per state law.
Do you require a security deposit? How is it determined?
Yes, a security deposit is required at Rev3 at Mill Creek. Please contact the leasing office for more information on the deposit.
Is my security deposit fully refundable?
Your deposit is refundable, minus any deductions for damages beyond normal wear and tear, outstanding balances, or cleaning fees. Refunds are processed within 30 days of move-out per applicable state law.
Do you require renter's insurance?
Yes, all residents must maintain renters' insurance with a minimum liability coverage of $100,000. Proof of coverage must be provided prior to or at move-in. We also offer coverage through Foxen.
What tour options are there?
We offer:
- In-Person Guided Tour: Meet with a leasing professional.
- Self-Guided Tour: Explore at your own pace from 8:00 AM to 8:00 PM daily.

What times are available for tours?

What's the difference between your floorplan options?
Our Baxter is a 3-bed/2 1/2-bath townhome, and our Milledge is a 3-bed/3 1/2-bath townhome. Our homes offer single-car garages with openers, warm and welcoming interiors with stylish kitchens, and easy-care bathrooms. Interior features include 9-foot ceilings, smooth wall and ceiling finishes, 2' faux wood cordless window blinds, spacious walk-in closets, and so much more. Will I be able to see the actual apartment that I will be renting?
Absolutely -- we will do our best to show you your specific unit. If model only: We offer tours of representative model homes. Your unit will be freshly cleaned and move-in ready.
Which floorplans have the best natural light?
Our homes feature south-facing exposure and corner placement that maximize natural light. Ask our leasing team for the sunniest options!
What is the typical ceiling height of your apartments?
Our homes feature 9-foot ceilings throughout.
What condition will my apartment be in at move-in?
Every home is professionally cleaned and inspected before move-in. Appliances and fixtures will be in new condition. Please complete your move-in inspection within 24-48 hours.
How long will the apartment I want be available?
Availability changes quickly! We recommend submitting your application or placing a hold as soon as possible. Contact our leasing office for current availability.
Can I request a specific floor or location?
Absolutely! We will note your preferences -- corner lot, cul-de-sac, specific street, or larger yard. Our team will do their best to match you.
What happens if my preferred home becomes unavailable?
Our leasing team will present you with comparable alternatives matching your preferences.
What is the lease renewal process?
We will notify you approximately 120 days before your lease expiration with renewal options. To renew, sign your renewal agreement online or contact the leasing office.

How long is the average maintenance request?
Standard requests are typically completed within 1-3 business days. Complex repairs may take longer—we will communicate any delays. Emergencies are prioritized.
How do I pay rent?
Rent can be paid securely through our online portal using debit, credit, or ACH bank transfer. Visit our Resident Portal.
When is rent considered late?
Rent is due on the 1st of each month. A late fee of 10% will be applied if rent is not received by the 4th.
What other fees am I responsible for?
In addition to monthly rent, residents are responsible for utilities (billed based on usage), community bundle fee of $150, pet fee of $350 (one time fee), and pet rent of $35/month per pet.
Can I break my lease? If so, what are the stipulations?
Early termination is possible with 60 days' written notice. An early termination fee of 2 months' rent will apply. Please review your lease or contact our office.
When/How should I set up my utilities?
We handle all utilities for you—no need to stress over setting up services. Electricity and water/sewer costs are billed back to your account.
Is the community wired for high-speed internet?
Rev 3 at Mill Creek is wired for high-speed internet. The Internet is included as part of the bundle fee.
Who are the internet providers?
Internet service is available through AT&T, which is our preferred/exclusive provider. Bulk internet is included as part of your community bundle.
Is maintenance offered?
Yes! Our professional maintenance team is available to assist.
How do I submit a maintenance or service request?
Submit requests through resident online portal, or call our leasing office at 706-608-4992. For emergencies, call 706-608-4992 immediately.
Do you offer furnished or corporate apartments?
Our homes are unfurnished. Our leasing team can suggest local furniture rental resources.
Do apartments have patios/balconies?
Yes! Most homes include a covered front porch.
Can I have a grill on my patio/balcony?
Personal grills are permitted in your private outdoor space -- maintain safe clearance from the structure. Charcoal/open-flame grills require 10-foot clearance. Electric grills are permitted.
Can I sublet my home or put it on Airbnb?
No. Subletting and short-term rental platforms such as Airbnb, VRBO, or similar services are not permitted per your lease agreement.
Can I paint my walls?
Paint requests require prior written approval. Any approved colors must be returned to the original at move-out, or a repainting fee will apply.
Can I have shelves, curtains, posters, etc.?
Yes! Standard hanging using nails or small anchors is permitted. Excessive damage beyond normal wear and tear may result in deductions from your security deposit.
What smart home features are available?
Residents are welcome to add compatible smart devices.
Are there USB outlets and modern electrical setups?
Our homes feature standard outlets throughout. Contact our leasing team for details.
What happens if something breaks in my apartment?
Submit a maintenance request through our resident portal / 706-608-4992 as soon as possible. Our team will address it within 1-3 business days. For urgent issues, e.g., water leak, HVAC failures, call 706-608-4992 immediately.
Do your apartments have in-home laundry?
Yes! All homes include full-size washer and dryer.
What finishes and appliances come standard?
Every home at Rev3 at Mill Creek includes:

Yes. Quiet hours are 10:00 PM to 8:00 AM daily. We ask all residents to be respectful of neighbors.
What amenities does your community offer?
Rev3 at Mill Creek is a neighborhood-style community with amenities including:

What are the rules for the amenities?
Amenity areas are for residents and approved guests only:
- Guests must be accompanied by a resident

Do you have outdoor spaces or green areas?
Yes! Rev3 at Mill Creek features landscaped courtyards, an outdoor fitness area, and a community green space available for all residents.
Do you have elevators?
No. As a community of two-story townhomes, elevators are not applicable. If you have accessibility needs, please contact our leasing team.
What is the parking like?
Each home includes an attached 1-car garage and private driveway.
Do you offer reserved parking?
Parking is private to each home via your dedicated driveway and/or garage. Your home's parking is exclusively yours -- no separate reserved parking program.
What if I have 2 cars or a car and a motorcycle?
Each home includes a 1-car garage and driveway, accommodating 2 vehicles. Additional street parking is available on a first-come throughout the community. Motorcycles are not subject to vehicle count limits.
Does the community offer on-site recycling?
Yes! Recycling is collected curbside on Thursday. Please follow the posted guidelines.
Where do I take my trash?
Trash is collected curbside on Thursday. Bins should be placed at the curb between 6:00 PM and 9:00 PM on Wednesday and returned to your property after pickup. Bulk/large item pickup available by contacting AAA Sanitation for a quote at 706-543-7788.
Where do my packages get delivered?
Packages are delivered directly to your front door.
Are there additional storage options?
Additional on-site storage is not currently offered.
Are pets allowed?
Yes! We welcome pets at Rev3 at Mill Creek. We allow up to 2 pets per home. Breed and weight restrictions may apply -- see our full pet policy.
What is your pet policy?
We welcome cats and dogs:
- Max pets: 2 per home
- One-time pet fee: $350 per pet
- Monthly pet rent: $35 per pet
- Weight limit: 150 lbs
- Breed restrictions: Please contact our leasing team
- Yard responsibility: Residents must maintain a clean yard, including prompt pet waste removal.
All pets must be registered. Screened through PetScreening.
Can I bring guests to the pool and other amenity areas?
Yes, guests can utilize the amenity areas with a leaseholder present.
Is there guest parking?
Yes! Guests may use your driveway. Please be mindful of neighbors and avoid blocking driveways or fire lanes.
How long can a guest stay with me?
Guests are welcome to stay for up to 14 consecutive days or 30 days per calendar year without prior approval. Extended stays require written approval. Long-term guests may need to apply as an additional occupant.
